When a new United Soccer League expansion rights holder needed someone to lead their stadium development plans, the league referred them to McCullers Group. We ran point on site identification, municipal engagement and coordination, project financial modeling and underwriting, conceptual program and design consultation, and critical path milestone management to find a suitable community partner.
The search eventually led to Port St. Lucie, a jewel on Florida’s Treasure Coast. The city was looking for an anchor for its planned community center to complement the site’s existing recreation and convention facilities. McCullers negotiated the development agreement on behalf of the franchise, securing 50% of the stadium cost and associated infrastructure funding through the site’s existing Community Redevelopment Authority.
In addition to securing more than $25 million in public funding support, the firm generated the initial stadium and related commercial development program, conceptual site plan, and corresponding financial modeling and underwriting and consulted on additional land acquisition and a future multi-field training facility.
The new stadium, which will be home to the USL’s Port St. Lucie Sports Club and a host of other community events, is set for completion in 2028.
