When IBM moved its Southfield, Michigan headquarters to Downtown Detroit, they needed a space tailored to their unique and energetic culture. The high-rise build-out led by members of the McCullers team presented many logistical challenges, including floor coring from adjacent tenancies, FF&E delivery scheduling, and still-open city building permits from previously incomplete construction. IBM’s corporate standards were being modified throughout the design phase, which presented coordination challenges and continuous modifications. Despite the challenges, the team was able to complete the renovation three weeks early with approximately $160,000 in design and construction cost diversion and $230,000 in FF&E savings.
